Home Buying Secrets - Off Market Properties


Buying a home can be a frustrating and stressful process, especially in a competitive market. Many home buyers find themselves constantly searching for the perfect home, only to be met with disappointment when the property is sold before they have a chance to make an offer. As an experienced REALTOR®, I understand how frustrating this can be for home buyers. That's why I make it my mission to find off-market properties for my clients, including FSBO homes that often have less competition and can be negotiated in my clients favor.


First, let's define what an off-market property is. An off-market property is a home that is not listed on the MLS or other real estate websites. This could be a home that the seller is keeping quiet about or a home that is not yet ready to be listed, or a home that was previously listed for sale and the seller has decided to take some time away form the market. Finding off-market properties can be challenging, but it's not impossible.


To help my home buyers locate a home that they love, I keep an eye on neighborhoods where my clients are interested in buying, and I reach out to homeowners who might be interested in selling their homes but haven't yet listed them.


One type of off-market property that I often recommend to my clients is FSBO homes. FSBO stands for "For Sale By Owner," which means that the homeowner is selling the property without the help of a real estate agent. FSBO homes can be a great option for buyers because they often have less competition. Since the homeowner is not paying a commission to a listing agent, they may be more willing to negotiate on price or other terms.


When I find an FSBO home that my client is interested in, I reach out to the homeowner to set up a showing. I also help my clients navigate the negotiation process, since negotiating with a homeowner who is not represented by an agent if often much more complicated than working with a represented seller.


In conclusion, if you're considering buying a home in the net 12 months, you need to understand that our current market is highly competitive, the agent you work with will need think out of the box to get you the keys to the home you love. Off-market properties, such as FSBO homes, can be a great option. These properties often have less competition, which can give you an advantage in negotiations.
